write fail on jetway 663as ultra mobo

I am having problems flashing the BIOS on a jetway 663AS ultra motherboard.

I seem to have tried most things posted: several versions of award flash with and without an nbl command. I've tried uniflash but I always get the red "write fail" blocks show as the BIOS is supposed to be writing.

I saw someone else have a similar problem on this forum previously but no solution was posted.

Please help if you can.
